Inspiration Group acquires light industrial property in Berlin

Berlin, 2 August 2022 – Inspiration Group, a privately owned real estate investment company headquartered in Berlin, has acquired a light industrial property in the south of the German capital, in a sale and leaseback transaction. The vendor is a manufacturing company in the medical technology sector and another company, from the same group, has leased the property on a long-term basis. The parties have agreed not to disclose the purchase price.

The property is a single-storey office and production building dating from 1972. It provides a lettable area of around 2,050 square meters. The property stands on site of around 4,200 sqm, which includes 20 parking spaces. The Berlin submarket, in which the asset is situated, is highly sought-after for logistics and light industrial property with occupiers in the area including Amazon Logistic, REWE, Berlin Logistik, Dosch Messapparate, Sandvoss Pumpen-Center and DendroPharm.

Goor Rosenberg, CEO of the Inspiration Group, comments: “During the last few months, we have increasingly concentrated on the light industrial segment. We see strong demand here, with corresponding potential for value growth, particularly in the urban logistics sector. The property we have just acquired is a prime example of this trend. It can be extended by two additional full storeys if required. We plan to make further investments in this asset class”.

The property benefits from excellent transport connections. There are bus services to Berlin city centre
and the nearest junction on the A100 motorway is within only ten minutes drive. What’s more, within
500 meters, there are a variety of cafes and restaurants and a supermarket.
